How Our Co-Ownership Model Works

At Big Leap Investing, we don't sell fractional shares or passive securities. We build small, empowered co-ownership groups where each participant becomes a real LLC member with direct equity, rights, and responsibilities.

1. Property Discovery

We identify high-potential rental properties in landlord-friendly markets using proprietary analytics.

2. Analysis & Feasibility

We review price, rentability, ROI, neighborhood quality, and compliance risks. Only qualifying deals move forward.

3. LLC Formation & Onboarding

A new LLC is formed for each property. Members review terms and opt into the LLC as equal-class partners (up to 10).

4. Centralized Operations & Governance

Members appoint a Manager for daily ops (governance, cash flow, leasing, maintenance, collections) who executes majority decisions.

5. Monthly Cash Flow

Net rental income is distributed monthly in proportion to ownership share. Financials are shared transparently.

6. Exit Flexibility

Members may transfer/sell their LLC interest to an eligible party anytime, or vote to sell the property as a group.
